WHAT IS THE DIFFERENCE BETWEEN THE ON-SITE MANAGER AND THE FINANCIAL/REAL ESTATE RENTAL MANAGERS??

A lot of Real estates, Property manager’s and Investment companies say they will manage your property for you, taking all the hassles of owning an investment property away…in all effect some do BUT…………….

The official on-site manager lives at the same site your unit is situated at. The on-site manager sees your investment every day, (that’s every day of the week) the on-site managers notices if there are any issues, problems, damage and addresses them straight away. The tenant or resident owner can come to the on-site manager house/office when they need to have something fixed or enquire about an issue.

A regular property Manager from an off-site management team will inspect your investment every three to four months (if they are doing their job properly) most maintenance issue aren’t reported to the teams until then…. So a lot can happen to your property in that time.

Don’t take it for granted what a lot of off site management teams promise, we will be watching your investment like our own place because if your investment depreciates so does ours.

Our Commitment meant that owners were satisfied with the time frame to find tenants, Tenants were happy as we setup the complex to make it become a community that they wanted to live in for a long time, we always priced the units correctly for the areas not inflating the market rent and then passing the buck with lack of occupancy.

Yes we have had a few hic ups on the way some NRAS consortium's didn’t always deliver on time holding up move in times which meant delays for the investor and tenant, it was something that was out of our control but we did our best to guide and help the investor and tenant get the correct information to move forward.

We have a proven record of owners and tenants wanting to follow us where we setup the next complex, we even have Complex managers who are happy to know it was Marketing Co who setup the complex they are buying.

You can expect that we will treat your investment as our own, we will only place a person in your investment that meets the vetting criteria and that we would be happy to have living in our own place. Sure we can’t always guarantee the tenants as some do slip through, but we are on top of them straight away, We have zero tolerance on rent arrears and ALL our tenants know this from the day they apply to the time the time they leave.

We inspect and we actually do inspect the property every three months, checking inside and out and compiling a report that gets sent to the owner. We have placed over 2000 people into homes in South East Queensland, so let us help you find the right tenant.

Our company Marketing Co-Ordination Australia specializes in managing all types of investments, Properties and Complexes from small to large including Multi-story and single story units/ apartment. We also manage regular units and homes.

Owners can be assured that we will find a tenant for their property in suitable time, vet the tenant to find any irregularities to make sure as possible that they are suited for the investment. We follow up with four inspections and give both the owner and the tenant a report of the condition of the property. In most cases we are the on-site or the appointed managers for a complex which means we see your investment daily, we know what is happening and take immediate action.

When a complex is purchased that we are managing part of our handover process to the new managers is that we provide on-site training on the everyday running, maintenance, legal requirements, accounting, software training, coaching, and tenant and owner liaison. This process helps the new managers find their way through the vast tenanting requirements that can seem overwhelming and complicated to a lot of new managers whom are generally new in this industry.

All our managers have incredible knowledge of the real estate industry and have all setup many different types of complexes throughout the past many years, all our managers are fully licensed qualified Property Managers and or Real estate agents.
